Hi Christopher,

I am looking to syndicate 100+ unit apartment complex's in emerging markets across the country.  I have some great members on my team, one of which owns and manages over $100M in multi-family assets.

David, thank you for the response man!  

 I was actually at his Best Ever Conference just the other month Joe put on, what a great event!   I had all intention of meeting with you as I see you on the Best Ever FB page, but just didn't get around to it with all of the great talent that was in the room!  

Yes, Joe is a great coach and friend now. We were working diligently on a deal he closed in Garland, TX last year but was so preoccupied running my SFR wholesale business I didn't find the time to raise my side of the capital to bring to the table.

I see a lot of value in a capital raising workshop, as it seems like this huge bubble over my head and I'm sure I'm not the only one.  Joe will also be helping me with some fund raising this year as well. 

I agree with your approach with educating potential investors.  One major key I have come to understand is that I must first personally understand and feel very comfortable with the model BEFORE I attempt to discuss with possible investors.  This is something that I have really just came to grips with.  

Joe is my coach now, and has been since about this time last year. My SFR wholesale business took off this time last year generating six figure months, so I have been running with that up until now. However, my sights are set on setting the systems up so my SFR business runs without me working in it, and I will focus most of my time on capital raising and MF deals!

Thank you for your reply, Brandon.  However, that is definitely false.  Joe has a process that he takes you through, start to finish which I continue to go through and learned a ton about the investment side of multi family through it.  Raising money is definitely part of the process.  

As far as the fees go, I'm not sure if you have ever had coaching before but I have spent thousands so far in my career on coaching; which has made me hundreds of thousands, and actually more if you look at all the mistakes that aren't made because there is someone on your team that has been there before.   

I was hoping to attract some possible investors off of this post.  Or someone who has raised a lot of capital that could throw a couple quick tips my way.

Hey BP! My name is Scott Bower, and I have been wholesaling SFR's with great success in the Phoenix market for the last 3 years. When I first started my investing career, I thought apartments was what I wanted to do so I hired Dave Lindahl to teach me back in 2013. At the time, I met a former student of Dave's local here in Phx who syndicated 350 Apt units using his system, so I had to meet him. After our meeting, we decided at the time that wholesaling was a better way to make quick cash so we put a system in place for that. I worked with him for about 6 months before breaking off on my own. Since then, I move between 5-10 SFRs/month. It's great, however apartments are where it's at.

I actually hired another BP member, and friend of mine Joe Fairless last year to help me with getting into syndication. I have been so tied up with the SFR's I haven't had a lot of time to spend on apartment syndication.

The major issue I am having is finding passive investors who want to invest in larger assets. I have many that will invest in SFR's, but very few that want to invest in anything larger. Any tips is greatly appreciated! Look forward to any advice out there!

It's a mindset shift, that's all.  I've bee wholesaling the last 3 years.  Time to add some other methods for long term gains...

Hey BP,

I am here in the Phoenix market, and I wholesale 5-10 SFR properties/month as the sole strategy I have been using. This is great, and we make great cash however I don't have any long term holds. The market is a bit elevated in Phoenix, so I am thinking of hoarding cash until the next downturn. Any recommendations or suggestions from seasoned investors who have been through a downturn or two is appreciated!
