I have several issues that I am currently dealing with. Number one is a General Contractor who did not complete her contract, did not pull permits, and essentially walked away with alot of my money without producing results. I want to go after her and try and recoup some of the money. I am looking for someone I can trust and not an attorney who is just going after the most billable hours possible.

Need some much needed advice and path forward. I bought a wholesale property last January using a hard money loan with 80k in renovations. My General Contractor ended up being a horror story and stole money as well as the AC unit. She used unlicensed contractors and was served with a Stop Work order from the city. After she received the stop worker order she stopped responding and pulled all of the contractors who were working on the job. The house is about 70% complete but still needs electrical, plumbing, and AC brought up to code and the finish out to be completed. I have had a couple of estimates to complete this work and it ranges anywhere from 40k to 75k. What do I do? I dont have enough capitol to get it list ready. I am not sure if selling to a wholesaler would be feasible as we owe 151k on the loan with the ARV being in the 250k range. I also dont have enough cash on hand to hire a lawyer to go after the contractor at this time (I doubt she has the assests anyway). Please help

Looking for a bank that will allow me to refi under my LLC. Contacted a few local (San Antonio, TX) banks and they do not offer mortgages under an LLC.

Ahh excellent so I guess I need licensed painters, drywall, flooring, and landscaping professionals.

I am looking for assistance in finding licensed electricians, plumbers, and foundation in the San Antonio area. If you can provide that information it would be much appreciated or have recommendations that would be great as well.

My crews do the work LEGALLY thank you very much. They are laborers and not licensed professionals but they are my W-2 employees. I have hired 3 GCs and each one went over budget and did crap work. This is why I am managing this myself. If I can hire licensed trades ad hoc without being under a GC then thats fine and I would prefer to go that route if they can work with my rehab schedule.

I am fairly new to fix and flips and BRRRRs but I am doing what I can to ensure that I comply with local permitting regulations and ensuring the work is done to code. Pretty sure my work is not a scam and is not illegal.


Bottom line I am looking for reliable licensed contractors who can work with my crews to ensure everything is done to standard

I currently have two crews who perform my flips but non of them are licensed. I am looking to hire a licensed professional to perform an inspection in that particular area of their expertise to determine what work needs to be done but not actually do the work. I would like them to then inspect the work once completed. Need them to pull city permits as well. Is this a thing?? Do people specialize in this type of inspection work??

Was wondering if there are any good apps or software that makes it easy to track expenses and invoices, payments, etc when flipping a house. Currently have 3 flips going on concurrently and it is very hard to track money and tie it to expenses in a central location.

Oh nice I will have to check them out. We did go with the lender provided one on our last flip but was wanting to see if we could get a better deal or what a good deal looks like for builder insurance

Purchasing a wholesale property and planning on fix and flip and need to get builders insurance to provide the hard money lender to close the loan
