I've been looking at REI BlackBook, I like that it has follow-up sequences, 2 way texting, email, inbound, outbound, etc. It does seem a bit pricey at $200/m (the cheaper version is lacking most of main features). Is there anything else out there that can do something similar at a more affordable price?

Good ideas, I will try that for on-market.  I wonder if there is anyway to find them off-market?

As far as I can tell, there are many retail and office buildings that are vacant.  Of course I could reach out to every broker I could find, and drive around every neighborhood I have time too.  But also, if there happened to be a data service that had these in a list, or even some of them, it could help speed up the process.  

Hi, I'm looking for vacant commercial buildings for rehab / conversion.  Does anyone know a data source for this, that could identify for example if a building has been vacant for 18m+?  Does CoStar have this?

I'm looking for recommendations for buy and hold loans with no income requirements. I've researched these a bit, they seem to typically require 15% down and start in the 5% range to well above that.

In the interest of honest information exchange, I'll just say that discounts and rebates on commissions are a very common practice.  I don't necessarily agree with it, I do respect realtors and feel they are performing an important function.  However, the threshold is low to become an agent, so it pays to find a top 10% agent who will really add value.

I've got a 22,000 SF property in S. Seattle / Skyway with existing rental. Options to develop it include a 14 unit apt building, or 8 townhomes, or simply put 4 townhomes behind existing home.  The property is relatively flat, no critical areas, the architect and King County seem to think its pretty straight forward.

I've heard on the more affordable side townhomes can be developed for around $100-$125/SF.  I'm trying to understand the other typical costs, in particular dirt work, etc., to better understand overall budget  Also looking for a good, affordable builder and/or architect for a project like this.  Any insights from the BP community would be appreciated!
