For those of you who are new to real estate investing, please do NOT overlook land investing.  The market is HUGE.  The returns are CRAZY.  And this business can be a passive income-generating machine for you and your family.  

Anyone else doing this?

If you bought the properties cheap enough, you could sell them on a land contract and collect monthly payments from your buyer.

Multi-family wins amongst my REI friends (vs. SF).

Myself ... I'm a land investor. 

VERY low barrier for entry, and you can make profit quickly with land.  The  market is massive, and I have no tenants, termites, or toilets to deal with.

@Isaac Pyle your parents are awesome.  

You could always look into land investing.  It's a powerful source of passive income, and the barrier for entry is quite low.

No experience with this, but you might want to consider land investing!  You could live on the land you own and create passive income with your other deals.  I'd LOVE to do that!

@Garret Hohn you should consider land investing. The barrier of entry is very low when it comes to capital, and you can make some serious passive income in a short amount of time. Check out www.thelandgeek.com
