Hi Emilio, I just saw your response.  Small 1-2 garage apartments.  They probably 800-1000 sq ft each over a 2 car garage.  Grading / foundation I need done, frame the garage walls onsite, deck / stairs onsite, then stitch the boxes is how I see it.  Modular is not embraced very well in CA but this IMO is an ideal situation for modular.  But it won't work and I'll have to go site built if I can't get comfortable with the set / stitch piece.  Thanks for your response.

Does anyone know of a good set and stitch crew for modular boxes in Mammoth Lakes, CA that won't be annoyed they weren't the GC of the entire project?

Thanks Curtis.  Just to be clear, that is the price per sq ft for construction right!?  If it is $600 per foot to build roughly, what is the rough sales price per foot?  About The same?

Excluding the cost of the land, does anyone have any recent experience with the site built cost per square foot for new construction? Nice finishes, but not exotic.

Anyone have experience developing say 3 units on a lot? I own a lot in ca that is zoned rmf-2 In a ski town which allows for transient occupancy / nightly rentals. Ideally I would like to keep all 3 units and maybe rent 1 unit monthly and VRBO the other 2. Should I build as a PUD / condo complex so I could sell a unit individually if desired or develop as a 3 unit apartment complex?

I am originally from a small town in the Midwest so am familiar with it. In order to find enough deals to scale a buy and hold real estate I would most likely need to explore surrounding towns, say 20-30 miles between. When establishing your core 4 ( agent / lender / contractor / mgmt co. ) how large of an area can they cover before their expertise becomes diluted? So 1 core 4 team for a small region or different core 4 teams for each town? Thanks in advance for your thoughts!
