My brother-in-law and I have 2 properties that we are renting and in the market for more.  We have several people interested in real estate investment but not in renting/landlording.  Can anyone give some advice on good resources to read or steps to take to set up a partnership deal between an investor and our company?  We are thinking of using the investor's money to buy a property, do a value add, refinance and then pay the investor back a predetermined return.  Thank you for any bits of advice!

Thank you for all the informative feedback!  We have informed the tenant we will dispose of his belongings at end of the waiting period.  

Lease ended July 31, tenant asked for more time to move so charging him a daily rate.  Still has some a few items in the house and boxes and furniture in garage.  The house is still a mess, didn’t clean at all. At what point can we change the locks and throw stuff in the dumpster  if doesn’t get out before a final deadline this Sunday?  Does the tenant have any rights to retrieve property if he is beyond the lease?  House is in Minnesota.
