Obviously it helps to have a contractor along to give you a rehab estimate.  There is also a book BP put out years back called The Book on Estimating Rehab Costs.  Materials are more expensive now than when the book came out.  There is also a VERY ROUGH estimate of $20-80 per sq ft depending on what the house needs and what finishes you choose.  Clearly that's not a great way to figure things out, but it's a start

I just started in the Dallas market. Is max allowable offer ARV - repairs x 75%? Is there a generic number I can plug in if I don't have actual repair bids numbers? Any suggestions or recommendations are appreciated.

What recommendations do you have in putting a proper investor package together in order for other investors and lenders to be able to analyze a deal and make a decision?
