@Andrew Rosenberg yes this property is profitable. I'm selling because remote real estate investing is not what I thought it would be. It's too difficult, so I want to regroup and focus more on local investments.

I'm selling my first properly. It's in Cleveland, it has a tenant and it meets the 1% rent to value rule.

 Since I'm not using a real estate agent, I'm not sure how to get eyeballs on my listing. I'm wondering if anyone has tips on how to market a property like this? 

So far it's only listed on Roofstock

Should I put it on Loopnet as well?

I looked at the marketplace here on Bigger Pockets, but it seems to be defunct.

No offers yet, but it's a pretty expensive house (for the area) so we expected that. I'll update the thread when it sells.

Thanks for the help everyone! I didn't end up purchasing this one because the property taxes were insanely high ($5,500/yr). That killed any chance of cashflow on this one.

I'm looking at purchasing a property, and I want to find out if there are any *extra* taxes beyond property tax. For example, sometimes you get a big bill to improve roads or schools.

How would I find out if a property has anything like that attached to it?

The property in question is 

16665 Kenwood Ave

South Holland, IL 60473

I already called the county assessor and looked up the property on their website. It was not very helpful.

...if your property is in an area that gets really cold. 

I had a tenant leave my Memphis property at the end of October, they trashed the place and I had to do repairs. After waiting for a repair company to be available, completing the work, and getting the place prepped for showing it was December. Holidays and cold meant that I didn't get the place leased until today.

In the future I will do my best to get leases signed earlier in the year, so when I have tenant turnover I can be showing in summer when people are most likely to be looking for a new place.

I know this advice is not for everyone, but it's at least something to consider.

@Tuan Dang yes I closed on a different property, similar numbers. Purchased at $218k, ARV is $400+

Reno is scheduled to start next week
