Keep in mind that residential is still moving very quickly. Narrow down the area you want to be in and start there. Be prepared to jump when the right property presents itself or you will miss it. Since it seems you will have a large down, that's a great start! Also, rent is extremely difficult to find so please don't make the move until you have secured a place to live, either rental or occupied. People are relocating and finding it much more difficult than they imagined.

 Wow inventory does seem low but I have limited knowledge on how the market behaves  

  We will be on island next week and will look into different areas and schools more than I can get from greater schools websites and niche

Definitely some things to consider would be your schools for kids, and where you're going to get the most for your money.  Unfortunately, $1m doesn't go very far in Maui right now, if you're looking for a single family home.  Especially if you want one with an 'ohana (adu).  I've been on Maui most of my life and can help give you some ideas of what to look for and things to watch out for if you like.  Just shoot me a DM!

  I realize the dollar is different on the island , especially compared to Oklahoma . Our budget would increase with the space  or existing Ohana.  I appreciate your knowledge and thinking of the most important part of this equation , my children .

 Kihei is definitely on list but no set area as of now . We will be on island next week and plan to spend time in Kihei and paia /Haiku

Maui has always been a connection for our family . We have visited for last 14 yrs and ramped up this past yr with 5 visits . We are strongly considering moving from oklahoma to Maui (big jump I know) the thought of househack has been on our minds not a necessity but a welcomed idea . I am self employed and my wife's company has okayed the move. We have a 12 yr old and an 8 yr old we would want to move before the 12 yr old starts hs thst give us a yr from this summer. Ideally we would want 3 bedrooms or more and our budget without ADU would be about 1 million we are planning tobring more than half of that to closing although thst could change . I have been reading on here for a week but looking at properties for last 6 months or so and want to continue to learn and get insight on what might be a good decision for my family
