You'll need a neighborhood map to differentiate neighborhood grades what average rents are nearby based on room count. 

Some people pay $2,500 a month for a 1-2bd luxury apartment while some people pay $2,500 a month for a 3bd/2ba house in the suburbs. 

I can share a neighborhood map with you. 

I also like to use rentometer to get a good idea of what rents are nearby. Past and active rentals on Zillow are a great way to analyze what you can get your rents to as well.

@Account Closed I'll usually have a tenant apply if they are 18 or older and plan to be one of the occupants. If you think about it, why is this 21 year old living in his parents basement still?

Tools tab on here is great. Also good to take 2-3 leases and just compare terms that are in them that you like and don't like.

@Shawn Ward hindsight is 20/20

Compare your long-term vs short-term goals and do what will work best for you. If you can buy something else and keep that one as a rental that will cashflow, great. 

I just noticed you said it's in Marion, OH. If you want to move into the Columbus market, then yeah you should probably sell it and buy something here instead. 

If you want to keep buying in Marion, OH then you should probably keep it.

Absolutely! It's always worth asking for if they have a copy that they can share with you. Still smart to have your own inspection done as well though because things can change over the course of 21-45 days

@Aron Trav Since the MLS syndicates everything to Zillow, realtor.com, and Redfin - they probably won't go away. You could ask him if he can make the pictures private on the MLS so that they don't show up on those sites though. Is there reason that you don't want the pictures to be seen publicly?

There is no benefit to anyone or agents having pictures of a property that you just bought. They can be helpful 2-5 years from now if you're thinking about selling and someone is trying to get an idea of the condition of the inside

@Gurjot Grewal I always account for worst case scenario and for the taxes to go up when buying. Tax abatements are very popular in Columbus though. Another method you can look into is performing a drop and swap when buying.

@Joel Ben Atia Lancaster is a nice tertiary market of Columbus. I really like Newark as well with Intel being next door.

Yeah, this is a very simple thing to do. You can use the auditor, know what land codes you want (duplexes are 520, triplexes are 530, 4-19 units are 401), pull the list so that it will be in an excel file, take that file and move it into a dialer system, start cold calling. If you're planning to do mailers - budget hard for them and be consistent. Also, make sure to be specific with the zip codes you're pulling in.

I usually have my assistant pull the list for me and add it into a dialer system because it takes about 20-30 mins to do
