@Brian Garret - I'm guessing these fresh lis pendens people still live in their homes... I suppose I will find out Monday when I knock on their doors.

@Brian Garrett -What if i door knock these lis Pendens people?  They have just been given their Lis Pendens so it's my understanding the foreclosure process has started.  So I simply knock on their door and say: " hello... I noticed you have a lis Pendens on your property as it's public record and I specialize in real estate solutions to get you out of this issue and put some money in your pocket... Would you like to know more?"

So i got a list of lis pendens in FL... my plan is to door knock these and feel them out if they need a solution to sell their house as-is for cash.  

From my understanding lis Pendens could be one of these: 

1. hoa fees not paid-crap n/a
2. contractors for work done on house and not paid-N/a
3. property taxes-could be good indicator?
4. IRS - Could be good indicator?
5. Electric company - N/A
6. claims of ownership from prior transactions. 
7. Mortgage. Definite good indicator?

Before I was leaving yellow letters on ugly houses... (Seems not as well targeted as Lis pendens) - So far 1 decent lead but 4 misfires... people just calling saying they have no interest in selling.

Please let me know if I'm on right track to motivated sellers, thank you BP folks!!!

This is a weird one... any help?  Property vacant 10 Yrs. Owner surrendered it.. County has him listed as owner still BUT lender is paying property taxes on it every year out of escrow for his mortgage that does no longer exists.   Prev. owner says he got a lawyer involved and the lender cannot foreclose on him... Also there is nothing that legally that can be done to remove his name from the title.

He says several investors have called him on it over the years and they brought it to the lender and were rejected as the lender wants top dollar/current market value for this abandoned property.  

Is there any opportunity here for me?

I've talked to tons of realtors, hard money lenders... everyone says how hard it is to find deals, yadda yadda yadda.  They make it sound like flipping is dead and no way for a newbie to find a property to flip.  This cannot be true?

Nobody has anything good to say.  I am not looking for spoon feeding... just some real direction where to hustle to.  Are these "neh sayers" just those who "can't" or "won't"...???  

Surely, it is not impossible to find a desperate seller or put in tons of offers on REO properties or something... right?

How are any of you "one-man-band" hustlers finding deals??? Just a little nugget... you don't need to give me the whole ball of wax.... just give me a crumb to lead me in the right direction.

I say lowball offer because these REOs all look at market value... trying to find fix/flip deal... no strategy yet

How about low balling offers of REOs? anyone doing that successful?  

I got no gameplan and I am new... i want to find a way to focus my energy and time to get my first deal.   I thought this may be worthwhile because a realtor I talked to sounded very agitated/annoyed by all the low ball offers he sees from "wannabee investors" giving lowball offers... That made me think to myself, "I am a wannabee investor, maybe this could work for me?"

So lost...
