Update: For the past year or so, I've been using a short-term PM that guarantees same day cleaning to maximize number of bookings. $55 per cleaning, and she takes 15% of revenue after cleaning fee. She does all communication with guests, handles problems, buys all cleaning and guest supplies, manages maintenance and repair issues, etc. She's got excellent contractor contacts as well. 

She's great and I'm happy to share her contact info via PM. We're overseas with a 11 hour time difference to east coast, so I appreciate someone who can handle everything with limited direction.

I found a company that operates in several cities in the US, focusing on servicing short-term rentals.  Guaranteed same day turnaround, and they provide soaps, paper towels, toilet paper, etc. In DC they charge $70 for a 1bd/1ba. They also do full short-term property management, basically taking over your Airbnb account. They deliver keys in person to your guests, do all communications, and resolve issues. For this they charge 7%, or for 9% the do dynamic pricing and give your guests a small welcome package.  We want to be as hands-off as possible, so we might give them a try.  

We have a two unit rowhouse on Capitol Hill in Washington, DC. We've been doing quite well Airbnb-ing our lower unit, but we're soon moving overseas and are considering keeping it a short-term rental. Does anyone have any recommendations for a cleaning service in DC that specializes in short-term rentals? Ideally we're looking for someone who is able to turn around the unit same day, in order to maximize occupancy. The rates I'm seeing are around $130 per cleaning for a 1bd/1ba, which eats a good chunk of revenue on short stays. Thanks in advance.
