I have a secured line of credit with Charles Schwab. No up front fees and it's currently at 5%. I am looking at using it to purchase a SFH instead of cashing out equities and I don't like the fees and high rates that come with a rental property mortgage. But I would like to deduct the loan interest against my rental income. Have any of you done this with a loan secured against equities?

I plan to remove a wall and install a beam between the kitchen (11x18) and living room (11x15) in order to open things up.  The living room has oak flooring and the kitchen has vinyl that I will replace.  We are thinking of installing tile in the kitchen area.  Any opinions on having two different flooring materials in an open design?

I will be purchasing my first SF rental property.  My primary home is debt free, I have no loans whatsoever, have a good net worth.  I plan to take out a mortgage because I don't want to sell any equities and mortgage rates and low.  So I can either take out a loan against the rental or my primary home.  With the new tax laws I don"t expect to be filing a Schedule A.  So I can only get a tax credit on the interest if I take out a mortgage on the Rental Unit.  Do I have this right?  Any other loan ideas?
