Hey Ed, 

I'm newer to the commercial side of RE.  Could you explain LURA and LIHTC?  I was guessing and thought LIHTC would stand for Light Industrial Hard To Comp, but that's me stretching on a guess!  Thanks!

Brian, thank you for the detailed feedback. That shed's great light on what I was evaluating. Your cap rate analysis and the appreciation calculation was spot on. I was trying to back into a spreadsheet I found in a bigger pockets article, and using that approach shed new light. Much appreciated!

Hey Everyone...I've got a question for those who are familiar with calculating the Cap Rates and Appreciation on buy and hold investment properties.

Should your cap rate calculation include the costs of improvements and closing costs?
Should your appreciation calculation include the expense of closing costs when acquiring the building?

Hey Andrea,

I know I'm a bit late to the party on this one, but I do know up here in MA there is a Registry of Vital Records that stores all the death cert's, etc. I just quickly Google'd something similar for Philly and it came up with this:

You should be able to find it there. They do only go back to 2004 apparently, so if she passed more than 10 years ago, you may have to dig deeper.

I would also check with the town in which you found the property. Sooner or later they, I'm sure, would do a municipal foreclosure on it due to lack of tax payments. But that could be a long time.
