Karla, just to give you an idea of how rediculous it is, I have a 2500 squarefoot lot with plans under contract at $1.4M. A bare, ugly lot in a nice neighborhood. It's crazy out there...

not sure where you would buy a 4300 squarefoot lot in SF for less than 10k?

Also, if it makes a difference, these leads have all held the property since before the year 2000 at a minimum. Most of them were bought in the 80s and 90s. The specific areas I am focusing on is Los Altos, San Francisco, and Hillsborough.

I am looking to market in the Bay area to absentee owners that own their properties free and clear. The catch, the neighborhoods I am targeting are high end. I wanted to see if anyone had any suggestions as to the content of the initial and follow up letters to stand out and for the owners to make the phone call, and how the content of these letters may differ from marketing to an "average" metropolitan city. 

Currently, all my marketing is handwritten envelopes, handwritten signatures, typed custom letter with address on it. I have gotten a decent response rate from marketing locally in an average metropolitan city, but no success using the same letters and strategy in a higher end market. Granted, I have only been marketing a little over a year and have much to learn.

we have an index called e-rosi, but it only gives the party names, book, page, year, etc. basic info. I am looking to see if there is any way for me to actually pull the document

Is there any way to view recorded documents without going to the courthouse and pulling the books? I know about viewing specific documents via the counties court website, but that is for specific cases. If I need to pull ANY record, and view it online, is it possible? I can do this easily for properties with a property profile account and grant deeds, etc...but what about other filings if I have a book and page number? Does a paid service exist to view these recorded documents if I have a specific book and page number? To view liens, assignments, deeds of trust, deeds of reconveyance, probates, divorce, etc...

Its my first time using your service. I will have a lot of mailing going out this month so I will be using you guys a lot. Quick question, how come you guys got rid of hand signatures? That would have come in very handy for my letters.
