I am a new investor in the Austin area, with property tax and interest rates. There is no cash flow here; unless you pay cash. Has anyone had success purchasing in the last 1.5 years with cash flow? Also, for those who are still investing what is your current strategy while investing in Austin?

I love that plan However when I do the math on how long it would take me to pay off 3 to 4 homes, its a lot longer than I would like. do you have any paid-off homes or strategies to pay them off faster?

Thanks Randall that was pretty insightful. To give more of a background I'm a 38 yr old nurse with three kids and a stay home wife. Are plan is to move into a sfh every one to three years hoping to have 6 to 10 properties by age 50. My goal is to retire at 50. At this point we have three. Because we by in family friend neighborhoods class A and B they do not class flow as well. But they appreciate great. Trying to see in the future if I keep this up will I retire or should I pivot towards another strategy. p.s. even at 50 do not want to fully retire just work part time

We live in Austin, tx area where cash flow is hard to find however buy and hold appreciation is promising. We've decided as a family to just move into sfh every 2 to 3 years. Looking forward in the future I would assume that I will be equity rich however cash flow poor. How do you retire on equity? For those who are in the appreciation camp what's your plan when on paper your a equity millionaire but can't live off the cash flow?

Friends and family would like for me to invest their money for them. However, I don't flip I buy and hold. so I how would structure a deal where everyone can win? Price of homes 100-150k down payments range from 20-40k

Looking for a CPA to strategize on tax savings before tax preparation. Any recommendations for a CPA that is versed in that in the central Texas area?
