Post: Master Lease (not Option) Class?

Hi does anyone have a recommendation for where to learn Master Leasing (not option) on a property? Prefer to find a live class, although I understand an online class/webinar is more common now during this COVID time.  Wanting to implement Master Lease on Mutli-Family and possibly commercial property.

Hello BP community!

I currently live in Seattle but am looking to invest in Utah with family. Our strategy is to find a property to buy, rehab and hold as a short-term rental on Airbnb that we can use when we visit the area. We currently have a WA state LLC already set up- my question is- should I register our WA LLC as a foreign entity in Utah, or start a new LLC in Utah to hold the property. When I invested out-of-state last, I had it in my personal name which I now know can open you open to liability. Any advice, input, thoughts would be greatly appreciated- as well as where we should go take the appropriate action.

Post: Issues posting Zillow Ad on Craigslist

This is more of a technical issue- I am having troubles posting my rental ads from Zillow onto Craiglist.  At the end of the Zillow Ad, there is a link that states "Copy HTML code and Post to Craiglist" I follow the link to Craigslist, select the right category, but when I get to the main craiglist ad, there is no HTML code for me to paste into the body.  I've had some success in the past posting, but more often than not, I am not able to see the HTML code that allows me to continue with my post.  

Anyone else have this issue?  Anyone found a work around?  Please let me know, I'd like to get these rentals up and posted asap so they can rent!

@Patrick Desjardins Thanks for your input.   I've already checked with FCI, and they will not do it, since I don't have a copy of the original application. For future reference, do you know of anyone other than Universal Credit Services who can pull credit?

@Dion DePaoli Please excuse my delayed response on this.  To answer your question, yes I do own the loan, so I am not simply an interested investor.  Initially I was wanting to get a snapshot of their finances to see how likely it would be to work out something with the borrower.  Now, I am in the process of selling this note, and the indicative buyer is requesting a copy, probably for the same reason.  Would you be able to give me any suggestions?  Perhaps another company that pulls credit other than Universal Credit Services?  Any information or thoughts you could provide would be only helpful!

Hello BP community,

I currently have a 2nd position lien note on a property in Miami which I am currently in the process of selling. I am trying to find out, however, who the HOA is, since the buyer of is requesting if they are current. I had not previously thought there was one, or thought to look for one, however, the fact this property is within a gated community indicates to me there must be.

The borrowers are uncooperative and have not been responsive to my request. Any suggestions on finding out who manages the HOA? Any ideas would be appreciated!

Does anyone have experience with investing in notes with a private lender who is international? If so, what considerations should I take into account? Right now, I'm looking to keep it simple- investing in one note with one investor (vs. doing a pool). Any feedback or recommendations would be appreciated!
