I am thinking of buying a little strip mall in Oxon Hill, MD. Where can I easily get the following information: immediate area demographics, traffic counts? Is this a good area for investment? Cap rate is 9%. What questions should I be asking? How much would property management cost? It has 6 tenants with 9900 sq. ft. gross floor space, and 45+ parking spaces. Is property management something a quick learning, newbie can handle? What's the weekly time commitment? Thanks
I was initially pleasantly surprised when I looked at the prices and gross rental revenues in Gatlinburg, TN for vacation rental properties. 20% ratios of rent/ asking price are not uncommon. When I dug deeper, I found out that property manage fees are a whopping 40%! That takes away all the profits. Property management firm claims high fees are justified because of high marketing costs and excellent service for tenants. Really? While I could probably find management firms with a 20% cost, I wonder how good their marketing will be? Outer Banks, NC have fees in the 14% range, and Florida Keys in the 10% range.

Seller paid $2.5M for property 12 years ago. Which areas would one be able to find properties with similar NOI for $2M? Maybe I should be looking there. Thanks

Hello! Newbie here. I'm looking at a listing for a 46 unit multi family property with NOI of $252,500/year. Asking is $4M. Is there has to be a way to financé $4M for about $200-$225k/yr (in other words, near zero down) leaving about $25k cash flow? Called local commercial lender and they have so many onerous conditions that it's virtually possible to cash flow. Thanks
