Is this definitely municipal water and not a well?

I had the exact same thing happen with the REO not wanting to turn on the water. Since it was a well I had my inspector hook up a generator and fire up the well pump to make sure it was working.

Everything worked out just fine on that one.

No. It's a great concept... the issue is can you execute? 

There is this guy, Elan Musk, who to most people had this preposterous idea a decade+ ago of reclaiming and reusing rocket boosters. People literally thought he was insane. The first time I heard of him and his 'concept'... I thought ESTES rockets. As a kid in the 60s and early 70s, I launched rockets and the boosters had parachutes for recovery. I also had degrees in Mathematics, Computer Science and Physics (minor) and thought that if he could execute, he would own the industry. 

So do what Elon did. Take your Billion $ idea and Execute. Then, like Elon, you will have a multi-Billion $ winner! 

 But, he hasn't posted his concept.  I think that's the crux of the issue here.

Can I charge my tenants the same and make more money?  Not sure why I'd want to charge below market rates.

Get a better lawyer

25% down, yes.  The points and interest rates seem like Hard Money Lenders and not bank rates.

Are you talking to HMLs or banks?

Reviving this thread.  Anyone have student rentals close to Vassar?  How are they doing?

Also, for student rentals, is it better to do all inclusive (heat, hw, electric, wi-fi) and charge a higher price or do the students/parents take care of the utilities?

Are they actually doing the rehab? I’ve seen more than a few posts where people said that the rehab was not done. Do you have eyes on the ground?
I’m working with Wallkill Valley Federal Savings and Loan. Did a BRRR with me from start to finish.

Does it need a full gut rehab or is it just cosmetic updates?  Remember, you are renting not flipping.  You don't always need to go full gut-rehab when some paint and flooring will do.

Agreed with @Mitchell Benson on Facebook.  

We created a FB page for our company and then post on our local FB Craigslist site.  I had one apartment generate 117 inquiries in three days from FB Craigslist alone.  It was crazy.  Had a new tenant screened and in there a week after we updated the unit.

A lesson learned though.  I was having people PM me and then I individually responded and asked them to fill out a cozy app.  next time I have a vacancy it's just going to include a link to the Cozy app.  There is no reason to field that many responses.
