According to the following link, it seems that we do not need to setup a trust:

and the title of the account should be in the following format:
Landlord Names
Tenant Security Deposit Trust Acct.
Property Address

NC State law requires that security deposit must be put into a separate trust account:

Could anyone explain how to set up a trust account? Who will be the trustee? and who will be the beneficiary?

Can I give no reasons to the applicant? Or just say we decided to proceed with another applicant?

Ok, so insufficient income is a legitimate reason?

If I do, can I use his/her income as a reason?

I just worry that if something happened to the tenant's stuffs, the tenant may consider going after me if he did not buy tenant insurance

I think even if I put in the lease, it is hard to monitor/enforce that.. How frequently do you require them to change the filter? every 3 month or every 1 month?

I am new to this and still learning.. Ideally, I like to be able to see
1. Credit score with detailed history like late payments, collection, short sale, foreclosure, bankruptcy.. so I can determine the factors if the score is low. (I think late payment and collection records are worse than short sale, foreclosure, bankruptcy. right?)
2. eviction records..
3. criminal records
4. tax records with incomes (is it possible?)
5. historical addresses
6. employment history

a friend recommended citicredit.net. Anyone used it before?
