What do you do? I would like to give my current renter a gift for the holidays ; and a week HND gift basket for my other one - but no idea what to put together. Thank you in advance for your thoughts and replies...

Thank you for all your replies. Based on the responses - I went back to her and offered to put the unit back up for rent and if we found someone by the middle of Jan she can get her deposit back and not have to move in. Let her know I didn’t want her to feel trapped into staying somewhere she didn’t want to; and the unit is really nice so we want to ensure we rent it to someone who wants to stay there. She thought about it and called back in 10 mins to stay they have decided to stay. So we are all set . For now,

@Edward L lauckern - they have not moved in yet. Signed the lease and paid the deposit. Scheduled to move in on the 3rd of Jan.

Brand new townhome, she came to see the property - paid the deposit in cash and signed the contract. Deposit outlined as being non-refundable. She just called (1.5 weeks later) to see if she can get the deposit back because she saw a home in the same area with the same rent but it is a single family home. I did tell her the deposit is non-refundable so if she decides to walk she will lose it. She said she will not break it ( is scheduled to move in early Jan)

As a new landlord, does this happen often? I feel like we are getting off on a wrong footing and worried she might not take are of the unit. Please tell me my fears are unfounded.
