@Fouad J., google commercial contractors, call some and ask who they use for windows. They should be working with commercial glass companies who know how to repair windows like yours.

I would say there's a balance, if you are looking for new contractors and don't have much experience with construction then the better presentation should lead to a better contractor generally speaking. However, once you know who's in the area and what kind of reputation they have you might find out some who are great don't have the English skills or a professional looking estimate but would still be great to work with.

Hello,

Just throwing this out there for your opinions. I am working with a group looking to buy a 24 unit apartment complex which is currently off market but had been listed previously for a couple of years. A realtor told me about the place from a tip he received from the realtor who was the former listing agent ( I think it might have expired 4-6 months ago). If we go ahead and buy this the agent who tipped me off about it thinks the old listing agent should get a commission for bringing this to our attention. The former listing agent is providing an updated BPO, which I'm not sure why as they don't have a listing agreement anymore with the seller. I'm thinking at best maybe a referral fee or something like that. What do you think?

I second John D's caution on the utilities. I would check with your local building department, I know where I'm at doing something like that would cost 10's of thousands.

Hello,

Just wanted to throw this out there. If you are building new construction or adding on and it will be VERY close to a lot line setback I would highly suggest having a professional surveyor mark exactly where the foundation can go to. I remember one house in a subdivision I was working in (at the time I wasn't in charge of the construction) the foundation ended up being 1/2" over the allowed space. When it came to closing there were big issues with the county over this. I don't remember exactly what had to take place but I know it wasn't pretty.

Hope that can save someone a lot of headache.

Thanks for your input, there have been a few comments on this thread regarding experience. I don't know if any have looked at my profile but I've managed construction of 45 homes, done about 5 commercial TI's, and a couple of residential remodels. My experience is great I just haven't done a flip yet but I don't see that as a problem given my construction experience and knowing what would need to be done to a house. 

As far as the credit the main reason is late payments on cc debt. I moved away from where I built all those homes and started a company in a new state so my word of mouth and network is only a couple of years old but is starting to get a lot better.

I'm meeting with a realtor today regarding a flip possibility he has so I would be interested in your niche lenders if the above narrative passes your test.

Thanks for all your input, I think half of it is getting over the intimidation of calling up a hard money lender, it's not like they're monsters right! :)

On a side note, how do you all include someone in the reply loop - those little blue name tabs?
