@David Taylor I have included both sides because within 2 years I plan to move out and house hack another property. 

@William Glass I like to set the average 10% for management plus 1% for first months rent owed to them when they place a new tenant.

This property is located on South Ave in Wilkinsburg. I am not familiar with this area but from the research I've done it seems to possibly be a rougher area? I would love input from someone whose familiar with the area. It was hard for me to find comps in  the area as well for this duplex. Any help on this? I don't want to trust the zestimate of 64k.

@Jeremy Taggart Thank you! I was not sure that exact percentage for the PMI.

@William Glass Yes I will be househacking. I set aside for management as I will eventually need it.

@Chris T. Thank you! Yes I did forget those two major components. I’ve been adding more for capex and repairs and received some feedback that they may be too high. What percents do you recommend adding?

I am not familiar with the West Mifflin area but from my research it looks like a good family area to own a rental that I would be house hacking. From my calculations this would be a positive cash flow deal. Please take a look and as always give me any and all constructive criticism. Also I would love to hear thoughts on the area from those who are familiar with it! Thank you in advance.

Thank you all for your insight. Some great thoughts from those with experience. I appreciate your input. I agree being under the water from the get go is not a smart idea even if it will cash flow.

@Daniel Federico @Robert Leonard Thank you both for the input. The repair costs are a complete estimate after taking a look at the photos and a mention of some of the things that need to be done, flooring, ceilings, complete rehab and a couple bathrooms, all around updates, and then the roof. I would of course have an inspector and contractor take a look before purchasing. This is just for the purpose of helping my analyzation skills.
