Great to read all this amazing advice on the thought that has bothered me too. I, being relatively new in this market, cannot add any further to the above, however, tagging @Hai Loc who is an experienced professional in Ontario region with whom I happen to discuss this topic recently, in case he'd like to share his thoughts :)

Hi Steven, thank you so much for the detailed advice :) Podcasts are my absolute priority at the moment. I've started reaching out to people for knowledge sharing, hoping to find a mentor along the way, but recommendations are more than welcome. Would you know of some people in the forums who are good with BRRRR strategy? With regards to events, I can hardly find anything in Canada, but keeping a lookout. Fingers crossed. My 2 cents based on 3.5 years of experience in the Canadian commercial insurance space - the real killer in almost any insurance is the Liability towards other people. In case of a rental property, the landlord would definitely have some liability toward their tenants, for example - general upkeep of the building/premises. In case the tenant faces a major injury due to one of these reasons and the landlord is found responsible, these liabilities for the landlord could go over a million $. Therefore, it is not advisable to go for self-insurance, unless you are paying millions of dollars in insurance premiums and would benefit by setting aside a certain % of that and still be able to cover a major loss incidence running into millions. Just my opinion.

Got to know about this group through "The Book on Rental Property Investing". Currently reading and kind of leaning (maybe too early to say) toward "BRRRR".
