Hello bp community I’m in a bit of situation and maybe you guys can help me out?

I want to to purchase a home for about 350,000 with an FHA loan and I have a huge opportunity with buying property for 20,000 cash. I do have a another house that has gone up in value and was thinking of heloc loan to get a loan for the 350,000 down payment.

What is my best option for me if I only have cash for 1 or the other.
