Has anyone had any success in buying and running a residential assisted living business through their property? If so, where in Sacramento did you choose and why? How has it gone for you so far? 

Hello, I am interested in purchasing a duplex/multi family in Sacramento to house short term travel nurses or any other seasonal/contractual workers. Has anyone done something similar in the Sacramento area? If so where did you buy? Who have been your primary guest, and overall how has it gone for you?

This will be a rental so I am more focused on maximizing my value. I know it needs to be quality enough

to withstand the wear and tear of tenants over the years, but I am aiming for the cheapest option with the highest quality. 

Brands and prices would be very helpful.

I have read suggestions in other posts that include calculated formulas and taking averages of the utility bill, but I am more interested in installing a submeter. I don't mind taking the readings every month since I will only have one tenant to do this with. Any recommendations on companies that install or sell these? 

I have a single family home that I will be converting into two units. It is my primary residence, but once the second unit is established I would like an accurate 

metering system in order to charge the tenants their use of utilities. It is just a matter of walling off a hallway and I will have two units with separate entrances. 

I do not want to charge a flat rate because I feel like tenants will surely abuse the "unlimited" power usage and I will end up losing money. Does anyone have any 

solutions that has worked for them to properly bill tenants within the same residence?
