I want to buy my first house. Would getting a house from a wholesaler be a good option? If so does anyone know a great wholesaler in The Dallas area? I am looking gor a duplex to house hack? ​

I am new to investing and i want to find properties but first i want to find a good agent. I want to first get a multi-family house to live in and rent out the other half. does anybody know anyone in the Dallas area?

I want to know as much as I can abkut real estate investingas possible before doing my first deal. I am currently looking for properties to analyze. I have also done driving for an investor looking for abandoned homes that can be sold. I find them and he pays me if they close on the house. Thats all I have done. I want to learn a lot more and have too many questions.

I want to know how wholesaling works. So K have been watchong YouTube videos talking about wholesaling. I am not sure if i understand the strategy of wholesaling without cash.This is how I think it works.

First,you find a house

Second,You tell the homeowner you will pay cash for the house even though you dont have any.

Third, your offer gets accepted and you have to pay them but you cant so you give them earnest money.

Then you go find a cash buyer.

You tell him the house is yours and he buys it.

The buyer pays you. And with that money you pay the homeowner. 

Last you make money on the difference between the price you bought it and the price you sold it to the cash buyer.

I know there are more steps abd that it is a lot more complicated than this but I was only wondering if this is the way you pay the homeowner when you dont have money. Or, is this not the way it works. Is there a different way you and the homeowner get paid . Thanks I will really appreciate the help.

I have a question. If I have a house that I want to buy and flip. What is the step by step process that I should take after that. I have no clue what to do after that. I dont know what paperwork I will need. I dont have a contract and I dont know how to make one. I have some knowledge on real estate investing and I know what other investors do after They find a deal. But, they dont give much detail on to what to do. I need the little things. Or maybe I need to learn more. For example I have no Idea on how to buy the property and how to sell it.  Can anyone help me?
