Hi all, 

I recently bought a genie garage door opener screw type at home depot. I paid a contracting company to install it. However the garage door when is opening, the opener and the rail moves a little towards the garage door opening. When closing it comes back. Contrator said its normal as the rail is mase for flexibility to move. But wanted to get a second opinion if thats correct as in online videos i did not see something like this.

Hi all,

I got my real estate broker license in WA state earlier this week for the first time.

I have been a full time employee in WA in the software field and would like to continue that while i kickstart on the side this real estate effort.

2 Questions-
1) I am looking for brokerage firm that i can join that could help me in kickstarting my career with good guidance. I have looked online and it looks like keller williams & exp reality seem to be a couple on top of my list. Any guidance would be appreciated.

2) Given that i will continue my present job, does a part-time or independent contractor makes sense? or do i have other alternatives.

Hi,

I tried to generate a new EIN for the existing LLC online in IRS website and it showed a 101 reference number error. Called IRS one week back and they told to submit a new SS-4 form for new EIN which i faxed early last week and no reply yet.

Called back IRS yesterday and they told ss-4 would get denied. They suggested to file 2 more forms (8716 form and 1128 form) via mail. This is so confusing.

Any clear suggestions that i can take at this point or else take a CPAs help here?

So, i apply for new EIN for my LLC with IRS mentioning 5 members this time and it will treat is as partnership by default classification. Few questions-

1)Once I get the new EIN, will it override the existing EIN? just wondering what complications I have to deal with at some point of time for having 2 EINs for the same LLC.

2)with WA state, i will file the annual report to add the new members and add the members to operating agreement when i generate it. However, do i need to give the new EIN and members list to the bank where the account was opened?

3)My understanding is I will have to file 1065 form next year by March 15th when i generate K1s and filing my taxes. Is this correct?

BTW, why do some websites say i need to file for 8823? Thats what created the confusion for me -

I am a newbie when it comes to LLC creation. Here is my scenario and the need to do it-

"One main LLC is buying a few acres of land as investment next month. After conversations with main LLC folks, me and my 4 relatives are also interested in investing/contributing to this investment. So, i created a LLC as a single member to start with which might be a mistake. I got the EIN from IRS and opened a bank account. Now, i want to add my 4 relatives as well to this LLC so that we can go as a group and finally the gains/losses can be a pass through to each of us for tax purposes."

To make this happen, my understanding is I need to file form 8832 with IRS to convert the single member LLC to partnership. Also, one thing i am not sure is do i need to list my 4 relatives names in the form WITH THEIR SIGNATURES? as they live in different states than me that makes it a little complicated.

Please providing any guidance with the form 8832 question & over all approach if i am doing anything incorrect.
