In Houston we do a lot of orange peel on the walls with a stomp and drag on the ceilings. If we want to cover older sheetrock that has some blemishes we go with a heavy orange peel. This works well. On our custom homes (750K or more) we use smooth walls and ceilings (level 5 sheet rock finish that is a lot more expensive to do). Think it all depends on your market and what is expected from your buyers. Get out and look at what your competition is doing as this will be a great measuring stick!

Greetings!

I just wanted to say hello to everyone and introduce myself. My name is Randy Eagan and I am from Houston. I have lived here my entire life and I love this city!

I have been buying, renovating and selling properties in Houston in some form or fashion for over 12years, even before it was considered "sexy". I cut my teeth in the construction industry building custom homes for a local builder and then branched off and started my own Custom Home Building company. Through trial and error, I found that the profit margins in the flip business were greater than the new home industry and took less time and money to do. I also did have to compete in the local "Big Builders" market, rather a smaller market of what I like to call the "resold" homes market. I have been flipping homes every since!

I'm currently the CEO of Houston Home Revival where we specialize in buying renovating and selling higher end homes in the Houston inner loop area (near downtown). We also buy and sell the lower end stuff as well to help fill in the gaps! My hope is that my knowledge of the Construction/Rehab industry can help others here on the site. I too love to learn as I have already gained some tips and insite on the forums as to how people in this industry go about business as usual. As for my personal goals, I want to find ways to streamline our systems and meet investors who have the same vison and expectations as our company.
