Well the avr is going to be about 180k minimum. I lived in the area for over 8 years and i see lots of potential, since the school district is rated one of the highest in the state, i know after rehab i would find a family thats looking for safe place to live. Also the properties are ranging form 150k to 200k with out rehab. I'm not sure why it got foreclosed , but my realtor is doing his homework for me on all the concerns. The house is 2300 square feet, and the land is over 8000 square feet. I have tales another year to wait till conventional loan, by then I would like to be looking for another property. 

Hi, I'm looking for advise. I found a deal that makes sense to me. The deal is for $118,000 and its in foreclosure. The property will need about 50K on rehab, the taxes are about $3500/year. Minimal rent will be at least $1500. I'm looking to offer 100k to begin. I have 40k that i can use to buy it or and use it tows rehab. Since i change my job about 6 months ago, I do not have solid 2 years for a conventional loan. Where would you guys go with it? If i have trouble finding renters i will house hack and i already have someone that will live and pay 600/month. The house has 6,bed 3.5 bath and its in a great school district. I do not want to pass this deal so maybe you guys have some thoughts or ideas to get in the deal. Any advise will be great! Thank you for your time.

Thank you guys for the feed back! Yes, my lady wants to feel safe so for the first property it will have to be. My friend is also is looking to rent with me. Im working on a house hacking. But since i have tools and i work in construction i need a garage and safer place. Im the type of person that likes to have my things paid off as soon as possible, but if the preject is bigger ill keep some cash for the rehab.

Hi my name is Sarunas. Im going to get my first deal. Im not sure if i should go with multiple family home or single. I will not get the conventional loan since my job swiched a few times in last few years. Im looking to get a place thats a bout 100k. I have 50% saved,  and im not sure if i should save a lot of it for rehad. Im located in Chicago land area, and would like to invest in safer and nicer neighborhood since i would like to house hack if its multiple unit.
