In the same situation starting out myself in the Portland area. I would agree as well though since you are starting out you don't have assets to go after if you are debating with yourself on the cost of incorporating.

As for myself I plan on getting a couple deals under my belt, whether they be wholesale or rehabs, to have the money in my war chest to put into place the foundation I need and then fund my enterprise.

My elderly father owns a 1/2 acre lot in Post Falls, Idaho and is living in Oregon. I am looking at the possibility of helping him out by partnering up with a builder (haven't looked for one yet) and arranging to split the profits if possible.

I am exploring the profit potential to present to my father, and would like to know if anyone has some advice, or knows a builder in the Coeur d'Alene area that is good and works on single family construction?

I never thought that I would get so much information and spirited replies. Thank you all so much. I am meeting with several investors tomorrow at an informal meetup and will present these options.

Are different rules applied between each state or are these set standards of practice nationwide?

Thanks for the advice. Excuse my naivety though, but how can I get the deed without the owner's assistance. Then, who do I approach at the bank with the deed?

I know I have many questions, and the Portland area is having a Bigger Pockets meet up, so I can pick their brains, but I would appreciated further advice on how to proceed.
