Thank you for sharing your insights, I really like the I idea of having a mix of SFH and 2-4 Multifamily deals in your portfolio. I am still building my excel sheet to calculate all the expenses that go with Multifamily deals.

If you don't mind sharing how best to analyze a Multifamily deals.

I would never even thought of the trash premium as an added expense. I am starting to lean towards SFH, I feel like for a new investor it easier to calculate all the variables for SFH. I would like to learn the Multifamily investment variables for future growth.

The real challenge is to know how many SFH deals you should do before you are ready for the Multifamily challenges and I will definitely add property management to my expenses, I don't like to very hads due to lack of handy man skills.

I am so glad to see your response. It's always good to run it buy a experience investor. Currently I am planning on cutting my expenses and saving as much as I can in cash and heloc to be able to jump on to any deals.

I was tempted with ability to rehab beat up 2-4 Unit Multifamily around 400-600k with 80k down, stabilize the rent and sell it for 100k profit ( hopefully) vs buying two SFH around 300k and doing the same.

Thank you so much for your advice. Iam more comfortable with the BRRRR method but it's getting harder to find good deals in SFH market, I thought 2-4 unit Multifamily might be easier to find good deal's in the covid environment.

I am a new real estate investor in Tampa florida, I have completed my first BRRR deal and got 80k in a heloc. I am looking for my next deal and I like to know if I should go choose the route of SFH vs Multifamily?

I love the fact that you can scale quickly from Multifamily but it seems more risky. Any help would be greatly appreciated!
