Hello! New investor here, and about to get into contract for a property in Indy! 

I called a couple of local lenders, but I also would like to check with one or two local banks / credit unions to see what they can offer. Anyone has any recommendation? Also, if you have any other local mortgage broker you can recommend, please send them my way too!

I made a trip from out of state down to Raleigh a few months ago, stayed for around 9 days to familiarize myself with the city and to look at some properties, by the time I left, almost all the properties I saw were gone, lol. Prices seem high too for what you can get as return, maybe I wasn't looking at the right places. But then I am also a newbie and didn't know what I was doing. lol.

How is it right now? I'm still interested in Raleigh / RTP, but I'm not sure if the numbers are reasonable.

Thank you for all the insights and suggestions everyone! Yeah, I need to think about building a team properly. That'll be my next task.

So far I've been trying to run the numbers while being mindful of the market I'm getting into. I would like to balance the appreciation as well. Columbus seems to be growing a bit more rapidly than Indy, but maybe that's why (i think) it's a bit more expensive too? How's the vacancy rate there? One strike for me about Columbus is that property tax seems to be on high side compared to Indianapolis. 

What's the reasonable CoC and CapRate in these areas?

Hello everyone, new member from Northeast here, and complete newbie in RE investment! I've been spending sometime now educating myself and looking at a few markets, and I'm narrowing down to either Indianapolis-IN or Columbus-OH. Profiles of these two cities seem to be somewhat similar. I've never been to Columbus, and I have lived in Indianapolis for a short period some 20 years ago (I'm sure the city has changed a lot by now). Any advice which of the two I should focus on? And neighborhoods I should look into? Or should I just do both? lol

Also, do you think these two markets are overpriced right now? I made a trip down to Raleigh NC few months ago to look at some properties, and it was pretty wild there. I wonder if Columbus and Indy are the same? Should I wait for dust to settle a little? Btw, as OOS investor, how do you build your team?

Being newbie and OOS, I'm not ready to do BRRRR, so I'm looking at either single home or maybe duplex. I'm thinking of potentially getting a few properties within a year or so.

I'd love to get your thoughts on this, any advice or tips for a newbie are welcome!

Wow, this thread is amazing, thank you @Jason G. for very detailed case study! 

I have question about tenants, you mentioned that when you got your first property through RoofStock, you didn't ask any question about existing tenant. But then for your next purchases, were you able to get additional info about tenants you inherited from RoofStocks before signing up with them? If so, what kind of info could they provide? Is there something to watch out for in this regard? And on average how long does it take to fill your vacant property after the tenant leaves?
