Hi all,

I am coming up on my 1 month mark in the program here next week, I have 4 deals in the working and one (my first) I hope to get under contract next month!!! The step by step videos in this program I find to be easy to get through they are sometimes as short as 4 minutes detailing a step in the wholesaling process or a tool that helps manage your sellers and buyers and then they give you an action to take... they only release a few videos at a time which to be honest was sooooo frustrating, like I may have complained... but I see now it was forcing me to just take whatever "action step" in that video was, so now 3 weeks in I still and not anywhere near done with the coaching and can say I DO NOT understand the whole process but I am failing forward with hopefully 4 deals in the next 4-6 weeks! I feel confide that by the end of this program I will have a solid understanding of wholesaling and analyzing any market local or virtual, how to leverage direct mailing and TTP, and hopefully be focusing on scaling at that point... which is way more than expected.

If you can't commit at least 2 hours a day or 8 hours a week (in my experience) and a few hundred a month- I’m at $200/mo in marketing, lots of driving for dollars and TTP

If you know you can't commit to that - DO NOT SPEND THE MONEY.

However if you are super hungry and you’re going to wake up insanely early and work on lunch or lock yourself in the laundry room to have privacy to cold call for a few hours a day -- if you can keep the promise to yourself - DO IT. I am way ahead of where I think I would have been just through my own research. They give you the steps, you just have to take them.

To me it’s the difference of going to the gym by yourself or doing a group class or using a trainer -- you’re going to get a work out either way, but the group class or trainer - all you have to do is get yourself to the gym and be ready to work.

@Daniel Krantz I love this post! Thank you so much for all the details especially the numbers. I think it is fantastic you took a risk but it is very clear it was a well timed and well calulated risk! I keep monitoring the local auctions in my area and this post has inspired me to get more serious about showing up to one with a serious cash buyer mindset!

I would love a womens meetup in Austin but I am about 3 hours away so a Friday would be way better that a Thursday, or are there such things as virtual meetups? Either way, love that you are doing this!!

I joined only 2 weeks ago but already the "Tribe" has made it completely worth it to me, I have been teamed up with mentor(s) who ARE on my cash buyers list and help me add to it, they also put me onto the right title companies to use and contracts. They are available via Text/Call whenever I need a quick answer and they are real people who now are doing it full time and just want to pay it forward and help. The program is good but the community is outstanding they will expedite your understanding of the business help you/ your business grow exponentially - so far I recommend completely  - 2 weeks in and I already have 2 potential deals which I am following up on this weekend (doing this part time) either way I was very skeptical and now I am extremely excited and hopeful every single day, I know 2 weeks isn't a whole lot to go off of, but I plan to make a post when I assign my first contract!!

Good luck with whatever you end up doing Jose!

@Rafael Norat  Thank you so much I wrote all that down and am about to start calling my list and ranking them based on their answers! Also "back to back closings" is that the same thing as a double closing? I imagine so, but just want to check.

Hi BP community!

I am in the market to find a real estate attorney in my area (San Angelo TX,  a very small town) and I have made a list of the ones available and they all look and sound the same. Does anyone out there have advice on how to weed out the good ones? Any questions I can ask over the phone or in a meeting to tell if they will be right for my business? I will be seeking legal advice for wholesaling in particular.

I personally just used Fund&Grow. I went through the Morris Invests portal @ https://morrisinvest.com/funding/

using their site gets you $500 off and two ppl for one price.

It did cost me about $3500 for the year, that price included both my Husband and I, we signed up about a month ago and so far we are at over $60k in business lines of credit and still waiting to hear back on a few cards. I was was nervous about dropping money to get more money, but we had exhausted all other options and were gettting impatient and I can say it is worth it now, since we will move on our next property later this month!

There are tons of ways to do this, this is just the option I used personally and I am happy with it so far. I good thing to know is with these cards, (which are 0% interest for 12-18months) you pay 1% of what ever balance is on the cards. That info wasnt really available anywhere so, thought I would save you the time trying to find it.
