I'm a born and raised Naples, Floridian realtor. I'm always open for networking with people in my area, especially with same path in real estate. I'm always interested to meet up for a bite to eat or a coffee and discuss real estate goals and what you have going on, challenges, experiences, etc. My goal when I meet like minded people is to keep you (or anyone else I meet) in my sphere to hopefully work with or refer to in the future. There can be many obstacles for the real estate investing path so the more people ya know, the easier it is to find an answer or a solution to your problem. You have a beautiful family based off your profile pic and if you and your wife would like to join me and my boyfriend for a bite to eat one day, we'd happily go out to discuss real estate (he's used to me telling him I'm going to lunch with a stranger from the internet for real estate or a lunch/dinner date with realtor friends-- lol nothing surprises him anymore).

Hello,

I just obtained my RE license and was looking for insight/experiences with a couple brokerage firms. I’m in the southwest FL area so if anyone nearby can share their experiences that would be helpful.

I’m looking into Keller Williams and Premiere Plus realty but would be open to other suggestions.

I would like to read opinions on the mentoring process (Keller Williams ignite program vs. Premiere's mentor edge program) How helpful and supportive towards helping you get on your feet and close deals, experiences with commission splits/mentor splits/fees. Some companies say 100% commission but take a 50/50 mentor split (the other states 70/30 commission split but 20% of my profit goes toward your preceptor) and how much involvement is the mentor/preceptor? Are they walking through homes with you and executing contracts or are they giving you a weekly hype/pep talk like a coach in a locker room in front of a group of people and then taking a percentage of your first 3 (or more) commissions? What have you found to be the difference between the 100% commission brokerage and a commission split brokerage? Pros vs Cons. Or any other important tips that you wish you knew when you first chose a brokerage or started out?

When you first started out, how long before you closed your first deal? And did deals follow relatively easy after? I’m unsure how quickly I will be able to go full time and leave my current job. 

I realize everyone will have a different story and every new RE agent will have a different outcome depending on their hustle but would still love to hear some scenarios of past or current brokerage relationships. I am having brokerage analysis paralysis and need to make a move! Thanks!

  1. Hello! I am very new to the concept of wholesaling and have no real estate background. My initial goal was to buy and flip homes since I love renovating but then came across wholesaling and would like to try to go through with this process. I am just not confident I can pull this off but I am certainly determined. I have read numerous books, listened to podcasts, joined groups, watched youtube, etc. I have invested in propstream and rehabvaluator which have both inspired me that this is an achievable goal but some nuances plague my brain. Hoping someone can guide me a bit more....
  2. Who gets the assignment contract? The seller or the buyer or both?
  3. Do you use a real estate attorney, a realtor, or title company to close the deal? How does it matter?
  4. Who is responsible for writing the sale and assignment contract? A realtor? Attorney? Title company?-- I was thinking to be safe use a real estate attorney, but is this common for them?
  5. Can this all be done remotely? Do most wholesalers do business over the phone/emails or should I expect to physically go out and connect with my deals? Are all contracts and funds sent/received back and forth through email/fax/wire to all parties (attorney/title company, buyer, seller, myself)?
  6. Is the assignment fee/profit usually a set price or a percentage of the sale?
  7. How do you determine earnest money down? and how do you present this offer? Ex: I am going to give you $3000 for this contract and give me time to secure a deal with a buyer? -- don't laugh, I'm trying to figure out this hustle
  8. Does either party you work with (seller of property and potential cash buy) know you are a wholesaler or is this discreet? 
  9. What is the typical length of time to secure a buyer of the contract? and once buyer is secured, what is the typical closing timeframe?
  10. I'll stop there for now but any help would be much appreciated. I am also willing to speak over the phone if someone is willing to help this baby bird fly. I need desperate help with some of these nuances. Thank you in advanced :)
