We are located north of you in Hartselle, AL. We had a tub issue like yours, as well as with a crack. We had a professional from Cullman who refinished the tub/repaired crack for us for $550. They did a phenomenal job, the tub is as strong as ever, and I didn't have to rip out and replace all of the items that go along with a new tub install. If you'd like his contact info send me a message and I will be glad to provide it. Or perhaps he knows someone in your neck of the woods.

I don't have any affiliation with them, but have been following a company named Listed It Myself out of Huntsville for awhile. They have a website, and their prices are listed on it. It looks like they have had success in the NE Alabama market.

I am sorry to hear of your frustrations, and the end outcome of your hard work. Hang in there, and you will always have the chance to do better next time. We were in attendance at the Morgan County Tax Sale as well, I'm sorry that I didn't get to meet you!

Hello,
We are investors in Decatur as well. Denise Evans is a great resource, and I recommend you check out her website as well. If you need anything local let me know. Also, welcome to Bigger Pockets!

We've had lots of luck with Postlets and like the fact that it is syndicates to so many outlets, so I am not having to plug in the ad on each one. In addition, Postlets partially guides you through some of the things you might want to feature or post on your ad. It also makes a flyer. As soon as the property is renovated the flyer goes in all of our front facing windows so that potential tenants can see it (I think I garnered that tip from a prior poster on BP) and it has worked well.

Chris,
When they gave you first right of refusal did you purchase the property at the original price you had gotten the contract on? We are facing this situation currently with a HUD home, and after 3 contract extensions they have still not paid the lien in place on the property. We received a one line email yesterday saying they are taking the property off the market, and we will be granted first right of refusal. I am worried about all of the things that could go wrong with this situation, but hope that it will work out for the best in the end.
