Hello, 

Quick question. I have found a property with a tenant who has just signed a lease for another year.

What sort of financing would you go for? We are just about to close on our primary residence in the Keys, and I do not want to affect that, we should close in about 30 days. This property is great, and I do not want to miss out on it. I have the 20% down for an investment deposit, and it's listed at 55K. I just do not want to mess with our primary home, and we really do need that one :0)

If I have missed anything, let me know, I'm a bit blurry after reading the forum for a few hours. It kind of gets addictive in here!

@Russell Brazil We have a home in VA Beach, so I know some of the bad areas, this home is in Portsmouth - I think I will talk to some friends about the area, and also check the house as well for any liens. Thank you gentlemen for your help, it is much appreciated.

Hello, 

New person here. We are looking at a property in Virginia, and it seems to good to be true, listing price is 37K, I saw that someone bought it in 2015 for 34K. Its a nice property, and looks very clean inside from the photos. We are military outside of the US right now, can anyone recommend how to find a good title agent in the Virginia Beach/Portsmouth area please. Also, seeing as I am so new to foreclosures, (we already have a rental in VA that is rented until 2018), I would like to find a real estate agent who specializes in foreclosures in the area - tips on how to do that would be great.

I am flying back into the States to buy a home for us in Florida in a few months, so will be Stateside then.
