Hi @Aidan (and anyone else in this thread interested to read the below)!

Welcome to the jungle! I'm not on BP as much as I'd like to be but it wasn't long ago I was in your shoes. I decided to change career paths when COVID struck and ended up taking a deep dive into REI by becoming an executive assistant to, in my opinion, the best in the business - Luke Middleton! I'm now working in business development for his team (Middleton Group) and we host a couple events here and there at our flips/projects, but just recently partnered with the O'Byrne team to host the first of many "Wealth Bomber" events last week. It was inspiring, motivating, and could not have gone any better. The idea of the event is to get everyone in our industry together to share strategy and how to leverage each other's talents and strengths so we can grow together, not apart. There's enough abundance to share and these people want to give you the tools to succeed, because when you succeed, we all succeed. That's the mindset! Our first event had a great turnout and everyone is looking forward to the next one! Feel free to find me or my company on instagram to stay tuned for the next event(s). I'll be putting on a "dirty shoe walk through" event in the next couple of weeks at one of our projects and the next Wealth Bomber event will likely be in 2-3 months (one/quarter is the goal). Is this the best industry or what!? I love having this community of like-minded people to inquire and share knowledge/experience. My company's bread and butter for the last couple of years has been residential flips and SFH conversions into multi-family down here in sunny San Diego. We are working our way into ground up developments and wondering if anyone already doing this has a development proforma they would be willing to share? I understand this can be a personal request for some because a lot of work, trial and error, blood, sweat, and tears go into curating such a masterpiece and what makes a "good" proforma is when it's tailored specifically to your own private business. That said, I see you hustlers out there and understand what goes into these types of things. If not a proforma, I'm forever grateful for any knowledge or helpful tools any brave soldiers who paved the way can share my company goes into ground up development! If there is anything I can help with or share in my wheelhouse, please don't hesitate to ask! If I don't have an answer, I might know somebody who does. Thank you in advance, you wonderful humans!

Hey flipping fam! 


I am looking for a professional template or system that flippers update their investors weekly about the progress of their project. I am doing it manually right now and sending photos but wanted to reach out and see if anybody had a system in place that is less time consuming. I have been looking into software systems that I know does this automatically like FlipperForce, Rehab Valuator, etc. but our team isn’t there yet.

Welcome to an incredible network! You are looking in the right place. I was in your position not too long ago and found the team I work with now just this last summer and have been in my “obsessed” phase since I found it. My team specializes in knowledge in both the real estate world and also the construction side of things, so we have a team of renovation agents.
