It doesn't matter, that is one month rent that I was going to be collecting, not to mention he just left this weekend (hopefully) and didn't pay rent THIS month either.  If I give him back his security deposit then I'm down a security deposit, 1 month rent, and 1/2 month rent.  Also, he has 2 pets and his lease clearly states no pets.

This guy is driving me nuts.  He is breaking his lease a month early and wants his security deposit back because he thinks that when we purchased the property that his lease was void, and NO his lease says nothing of the sort, he just thinks that's how things work.  His lease does in fact mention circumstances at the potential sale of the property and it only gives us, the new landlords, the right to terminate the lease with 30 days notice.  Can someone please tell me where I can find documentation for Ohio that I can show this guy stating that his lease does NOT automatically void when the property sells?

I guess I empathize because when I had to rent with my two dogs who injured themselves when crated, I had no choice but to let them run around when I left.  I did my best to keep my place clean and I lived very well, I just had literally nowhere to lock them up.  Anyways, I offered to go let the dog out and it ended up bolting out the door so now I'm spending my evening trying to find a dog........

Well that's what I was getting at was the dog being loose in the unit and having nowhere to go to the bathroom.  But that's GOING to happen I would think for any landlord who accepts dogs.  You have no way to enforce that they lock up their dog when they leave...

I just got word that a couple of my tenants had to leave for a family emergency and left their dog running around the unit.  Apparently they won't be back until tomorrow.  Should I be concerned about this?  I didn't really think it was a big deal.  I mean yea it sucks but I have no way of enforcing that they lock up their dog when they leave the house right?  I just assumed that would happen sometimes when accepting dogs and that's why you take a pet fee.  The person that found out was appalled by it...

Bill should have the first position on the property, otherwise he is not protected. When he pulls out his funds from his self directed IRA (he can just contact the company he has it through and they will guide him through it) he can write up a note for you to sign and will include the property as collateral. Also, where are you getting the funds for the rehab? If he is also giving you that for 100% can I be his friend?

I cannot find anything about this.  I signed up for SmartMove and am about to take a few applications for one of my properties.  However, I cannot find what all is EXACTLY included in the output when a tenant fills out an application.  Will I get only the background check information, criminal history and evictions? Or will it also include employment history, income, previous addresses, contact info, etc.  I'm just not sure if I need to have them fill out a separate piece of paper with all of this info on it.  SmartMove's website does not mention any of this.

By this I mean, I have a property which should have a good amount of equity in it but I don't want to wait the seasoning period to pull it out since I just bought it.  Is there a way to purchase another property and use the equity from the first property as my 'down payment'?

@Nate Bartow 2 things: first, does your 'list' include ALL foreclosures (assuming that's what youre looking for)? I would ask how your realtor is specifying this to pull in the auto-search he/she is giving you because the MLS has limitations with the search criteria for the auto emails. It might just be looking for this to be called out somewhere in the listing when many of them don't mention this unless you look at Realist. Also, I have seen list prices seem absolutely ridiculously low. This is just a strategy to bring in offers and have them bid-war the price up. Secondly, there are other methods to locate these types of properties other than using a realtor. Try auction sites.
