I talked to the tenant a little bit ago.  I did not tell her what he said but just said that he said some things that made us a little bit concerned about the situation.  She said she can imagine what he probably would say and that she knows how he can sound but that he is harmless.  I told her that we would be willing to let him out of the lease if she at any point wants to kick him out (since she makes plenty on her own with her benefits).  I think I did the right thing.  Yeah and @Neil G. that's exactly what I thought!

Hi BP!! Been a busy few months, just had a baby 6 weeks ago so that explains my inactivity lately! Question for anyone who might be able to answer.  We have these tenants, a guy and a girl, who are not dating but are just roommates.  The guy has mentioned to us on more than 1 occasion that he really does not like her at all, in fact, hates her.  Well, just yesterday my husband was over there with a plumber fixing some piping that caused some backup and the guy tenant said to my husband that he hates his roommate so much that it wouldn't take anything for him to just kill her.  He also said that he hates her 2 kids who live there with them also and that they can all just die.  My husband said he was saying it half jokingly but it was still pretty inappropriate.  My question is that this girl is on permanent disability from the military and gets plenty of money in assistance and does not need this roommate around.  Should I say something to her?  Or at least ask her if she feels safe?  Or should we just keep our noses out of it?  I feel like the guy roommate kind of opened the door by talking to my husband about it...  Thanks!

Hi BP!  Been awhile since I've posted.  Quick question.  I have a unit with a 40 something mom and her 19 year old son living there as tenants.  The son just called me tonight saying that his mom has been having her boyfriend over quite a bit who is a convicted criminal and also does drugs and he wanted to know what he could do about it if anything, he wanted to kick out his mom because as long as she's there this guy will keep coming around.  Now, the 19 year old makes plenty of money to stay there by himself without his mom's help (makes 3 times rent on his own).  So, my suggestion to him was that if he wanted to actually go through with kicking out his mom, we, as landlords, would release her from the lease and then he would have the place for himself.  I really didn't think there was anything else I could do because he said that the boyfriend has not been staying the night but has been there quite a bit.  This is a multifamily property and I surely do not want a convicted criminal hanging around.  Would there have been a better approach to this situation?  What could I do as a landlord if something like this were to happen again - unwanted frequent guests of a roommate...

Hello.  I currently have a property under contract with 25% seller financing.  I need a lender who will lend on the properties for the other 75% and will accept the seller financing for the other 25%.  I will not pay anything upfront unless it is in escrow and I will not accept a personal loan.  Loan must be based on the appraised value of the property.  Please contact me asap if interested.
