Hi Ben - Katherine is totally correct! I work mostly with residential multifamily investors in Minneapolis and Florida. There are a couple different routes you can pursue. The lowest down payment options will be from occupying the property yourself. However, if you're looking to partner with other people and NOT reside in the property, you might be more interested in a commercial loan. These have similar down payments to a non-owner-occupied multifamily home, but it's treated more like a business entity than a residential loan. I will PM you my number if you'd like to connect. Hi Collin, I will private message you in a moment here, but there are lots of options for low down payment multifamily options as well as downpayment assistance. You just need to find a lender who can help provide those tools and knows how to leverage them for your long-term goals. I work specifically in this space and two of my own investments have been duplexes in the Minneapolis area. Looking forward to connecting!
