Maybe I can shed some light on the " Service Dog" issue as I am on BOTH sides! I do have a disabled child with a service dog Medical Alert Seizure trained Autism SSigDOG dog is actually a German Shepherd trained from 6 weeks old until 2yrs. Now the dog even goes to SCHOOL with my child bet you can imagine how that first went over but the trainer came in we showed the dog everything went smoothly. Also SD aren't cheap please keep that in mind we paid $15,000 for our childs SD so if a tenant is looking to rent a $650 house in the slums please do the math! A true SD should be completely confident, NEVER BARK!, Never break "heel" , stay on extended stay ETC that dog knows its commands the very first time on time! The dog should be focused on the handler and only the handler at ALL times!.
We had a couple who tried to rent out one of our homes claiming to have a SD I knew I couldnt ask anything on the dog only a medical statement from their doctor. Long story short it turned out her dog growled at ours immediately I knew it was fake they tried to say oh ESA...... We had to deny them.
So here are some tips
1. You CAN'T ask to see paperwork on the dog if they give you any its it's fake. ADA laws do not require it.
2.Yes People can have 2 service animal's! One trained to do ome task while another is trained for another.
