This is super helpful. Thanks, all, for the comments.

@Devon Garbus @James Wise @Jesse T. Thanks for this! Very helpful.

Hi everyone. I'm in the learning/saving/planning stages of buying my first property. I'm planning to use an FHA loan to buy a duplex/triplex in St. Louis (South City/Tower Grove area) and live in one of the units. I expect I'll have enough saved in the next six months or so. I'm wondering when would be a good time to start looking for a broker? I want to be sure to have my ducks in a row when something great comes my way, but I also don't want to waste a broker's time when this deal is still a little ways off. Any thoughts or advice on this (or other timeline tips for me at this stage)? Thanks in advance, helpful people of BP!

Hi @Kyle Tokasey. Thanks for the tip, I wasn't familiar with that feature. I'm still getting oriented to all the info on BP.  :)

@Gordon Cuffe It looks like the group is meeting tonight. Thanks for the timely tip!

@Rich N. Yes, I've listened to several podcasts during my commute and learned a lot in a very short amount of time. It's really interesting to see the variety in perspectives and philosophies of successful investors.

Thanks to all for the warm welcome.

Hi everyone. I'm really excited to have found this forum and so many helpful people. At this stage I'm just gathering information and trying to get educated about real estate investing to see if it's a good fit for me and my financial goals. I live in St. Louis, in South City, and really like this area and would hope to buy a multifamily and owner occupy as a start. Looking forward to continuing my education and learning more!
