Hey Frank, 

This will be my second year going to BPCON, I'll try not to repeat the major points that have already been mentioned outside of stressing the value of networking at BPCON. As a lender I don't get too much from the panels (outside of some being fairly entertaining). For me, the value comes in the form of connections made. For example, I always touch base with the sponsored lenders and get feedback on what their current lending parameters are, any challenges or opportunities they are facing, and of course if they lend on assets or areas that I can't finance. Then there are investors like yourself that are great to get to know and understand what strategies you're pursuing and if they've been successful. Not only might there be some opportunity to work together, but it helps me get a pulse on the market from 'boots on the ground'. What I think differentiates this conference is the energy and attitude attendees bring. Everyone shows up as an open book and is passionate about real estate. Obviously you have to put the work in but there is value in surrounding yourself with like minded individuals. Chances are you'll end up leaving having made some great connections and feeling motivated to keep pursuing real estate investing.

Hey Amby, 

5-10 units can still be financed with DSCR loans, easier process and faster close. These loans typically cap out at a $2.5m loan amount, anything over that amount would be a better fit for a bank or credit union. Happy to connect.

Hey Stepan, 

If you're looking for a loan that will not report to personal credit, DSCR would be the way to go. These loans are qualified primarily on the asset; interest rates will depend on leverage, credit score, asset type, etc. 1-4 unit properties are eligible for up to 80% of the purchase price. As Katie mentioned, the 'find a lender' section of BP would be a great place to start. Happy to be a resource as well!

Hi Angelica!

Any lender in private space will allow and actually prefer you close in an entity. (By private space I mean lenders offering short term bridge loans like fix and flip, long term DSCR loans, or commercial financing). Reason being these are business purpose loans and by closing in an entity it gives a level of assurance that the property will be used for investment purposes.

Hey Tamara, 

Most lenders, hard money, private lender, institutional, won't lend to a series LLC. From my understanding the main reason behind this is that in the worst case scenario of foreclosure - which a lender always has to prepare for - there are additional legal complications foreclosing on an entity owned by another entity.
