Is there a backyard?  Also, I'd put in more photos of the kitchen from different angles, dining room, living room, etc and fewer photos of empty bedrooms with carpet and white walls.

@Cody L.  Completely agree regarding somewhere is better than nowhere.  At least you are statistically safer in a private home than out on the streets.  I wish there was a realistic and reasonable solution (for selfish reasons, this makes me so sad).

Unfortunately, what usually comes out of these issues are affordable housing 'solutions' that do everything but increase affordable housing.

@Cody L.  Off topic- Food is rarely thrown out because of government regulations; it's up to the stores to set those standards, and it often involves extra cost to them to donate the food so they throw it away.  There is a lot of will to now change that; here in San Diego Starbucks is donating their day old foods to food pantries using a fleet of vehicles they purchased, and starting to let other food chains use those vehicles for the same purpose.  

Back tot he topic, you hit on a great point. Lot of people here follow/share your business plan because it is a great way to increase your own wealth while also allowing them to make improvements to a neighborhood and enjoy that non-monetary good feeling.  You are right that no one has come on here and talked about the standards they have for the homes they rent to drug users, recovering addicts, homeless, etc.  As you pointed out that isn't a business plan, that's a charity.

However, I think we can agree that it is horribly sad that people choose to live in unsafe, dirty conditions because they feel they have no other choice.  And if you can't agree on that, can you at least agree that it is horrifically sad for the children who grow up that way?  

I would guess that at least part of @Sylvia B.'s frustration with the slumlord was that they appeared to be bragging about their real estate methods.

@Aaron Mazzrillo What are your plans for the properties?  Presumably they are not in the best neighborhood, but I'm assuming you don't share the previous owner's business model?  Just asking out of curiosity.

Neighbor is a tenant, landlord is unresponsive.  Just cut it.  Prideful (or possessive) home owners care if you cut their tree even when it overhangs your yard.  In this situation no one will care and you will save your roof.

What did the attorney's say?  Do you need to provide any further notice prior to proceeding with eviction on 9/1?

Agree with the others- unless you have experience I would sub out the structural and mechanical work.  Demo, finish work, etc can easily be done by you.  We've hired out electrical panel upgrades, new plumbing install (for a new laundry room, so all new including drain lines), and countertop install.  Everything else is pretty easy if you have a google machine (kitchen install, basic plumbing, basic electrical, paint, floors, etc)

Can you tell us more about the scope of work?

I can't even understand how someone would consider a short sale in this market; I wonder how much they bought for?

@Vinod Dasani The tenant's goal is to get the roommate to move out with him, but if he doesn't I want to be prepared to file eviction ASAP.  Even though he isn't on the lease he would be considered a tenant at will in CA and need a 30 notice to vacate before eviction proceeding start.  I will be following up with the tenant on 8/15 to see where he stands with the roommate moving out.  Even if it seems like the roommate is actually moving out I will still deliver the notice to vacate to cover myself.  Because he isn't on the lease I wouldn't be able to evict for non-payment as we have no payment agreement in place and my only goal is rerenting the unit ASAP.

@Vinod Dasani @Kathleen Leary  Your comment made me realize that I should provide the roommate with a 30 day notice to vacate since he is not on the lease.  Then I can file for eviction if he in not out on 10/1.  Thank you for your help!
