Quote from @David D.:

Your property is overall a beautiful home with a lot to do in the surrounding area. It's impossible to give a definitive answer on whether you should sell or keep the property without the address and further details but based on the photos alone what I would first suggest is an amenity analysis.

Search for the top 10 properties in your market, review their current furnishings and see where your properties gaps are currently. Feel free to DM if interested and I'm happy to help.

Competition is tougher than ever, we're requesting all our clients budget $2-$3k per year minimum in upgrades to remain on top.

Thank you so much for looking at my listing and providing feedback! An amenity analysis is a great suggestion!

First step is looking at the data of your comps. Do you have Airdna, Key Data or Price Labs?

I literally just signed up for a free trial on Price Labs last week! I’m hoping dynamic pricing as a strategy will help but still wonder if a management company can increase bookings

Hello!

I'm new here and have a question I'm hoping some experienced STR investors an help with. I have a STR in a resort community outside St Louis.

I’ve been managing it myself, utilizing Guesty to sync my bookings and send out automated messages. It’s very seasonal here and the only months I’m actually paying the mortgage in full is during high season in summer. Otherwise I am kicking in some of my own money to pay the mortgage. I purchased this home with the intent to retire here but I no longer wish to do that. I’m considering selling and using the proceeds to reinvest in a long term rental closer to where I live but before I do, I am curious if you think a rental management company may be able to help boost rentals, thus making this a profitable property?

Thanks in advance for the advice!
