I agree with @Cassi Justiz, though I never recommend my clients buy based on appreciation. The numbers need to work now and then appreciation is a bonus.  My recommendation is for reasons exactly like this when things can change pretty quickly.

All good questions! The market seems to be fairly stable here.  We have seen a small dip in new purchases, but not significant.  A lot of our market is driven by folks moving in though, so that could change over the next couple of months. 

I have only had one tenant call me concerned about her ability to make rent.  She received a 25% pay cut in March.  We discussed some options if she gets to that point.  She is a great tenant.  I would rather work with her and get her on a payment plan, to try to turn the unit.  

Didn't the stimulus package make it so no states could evict, charge late fees, give notices? That was my interpretation.  Not necessarily up to the individual states any more.

I question if it would make sense for those start-ups to do telecommuting when they could do shared offices for a pretty reasonable  expense.  Here they have open offices that folks rent a desk from and they come in and work like a normal office.  You could have 50 different businesses in one building that would have normally gone to a single tenant.  Super interesting concept.   I could never see myself working in one.  However, as a start up, to save money, absolutely.

I would never recommend someone buy without a home inspection.  People area always surprised about what turns up.  It may not change your mind to buy the house, but it will give you some direction repairs that may need to be done in the near future; especially if they are going to be large expenses.

Hi Brian,

I think this may be true for some folks, but not for the bulk of people.  I have already heard a lot of people complain about not seeing their office people every day.  Working from home sounds great, but  the reality is, a lot of folks like going in.  The office likes having people in there because it creates synergies that you wouldn't other wise have.

I have a 600 minimum, but have taken a few on a case by case, if there is an instance such as divorce causing a scoring issue.  However, they have to have great references, rental/mortgage history, etc.  It's definitely not just about the credit score.

I have also heard of this method before, but I thought the savings seemed negligible.  It made 0 sense to me why a person who is good at budgeting, couldn't do the same thing without incurring/moving around debt.

It's YOUR lease.  You should be able to interpret it :)  That is basically what a re-rent levy is. It's a charge to cover the cost of lost rent/finding another tenant.
