How did everyone find a cleaning crew for their midterm rental property? Also, does anyone in the Chicago area have recommendations?

It will be just west of the West Loop and North of the medical district. Do you have any tips for first time MTR owner? Thanks for the advice for the background check, I will look into it

What website/company do you use for a background check? I am purchasing my first MTR property in Chicago and do not know where to go to do background checks on tenants.

Quote from @Jayson Cain:

Typically it ranges from 10-20%

Is that 10-20% of the rent cost or how much you cashflow you get?

So I would having my property manager show the condo and then give the keys. I would have the person contact me with any issues

It will also depend on the level of service and the number of doors.  Here in Reno we have PMs that range from 7%-10% but also ones that have a flat fee just for management of the tenant occupancy.  Make sure to read contracts and ask for references.  If you have a bad property manager it can be a a huge headache for tenants and chore to get out of the contract.

How much do you typically pay a property manager for a medium term rental?

For anyone investing in Chicago, do you feel there is an upward trend in safety in the Pilson area? I found a property I like right by an L stop, but it is on 18th Street in Pilson and I am just worried about safety for my property.

Hi Sarah!

I was listening to BPRE podcast #761 with Yamundow Camara and she mentioned that one of her rentals was a mid-term to traveling nurses in the midwest that was located between 2 big hospitals (something like 10 minutes to one and just a couple minutes to the other) that was a great rental income for her.  Its a great podcast and she's a wonderful storyteller.  Here is her link if you wanted to listen:  https://www.biggerpockets.com/...

Thank you! I will take a listen to that!

Hi Sarah!

I’m actually in the Midwest right now getting some MTRs up and running. There’s plenty of demand in different cities like Chicago, Cincinnati, Cleveland, and Indy.

Being a traveling medical professional, I would ask your recruiter which other cities they work in to get a sense of where some of the demand is. I’m sure you’ve used Furnished Finder before but did you know that there’s a stats page? Furnishedfinder.com/stats allows you to look up different cities to assess the demand.

MTRs can really work in any city but you need to decide your ideal guest type. If you want to target traveling medical professionals find properties in cities with level 1 trauma centers that have lots of travelers. If you want to target corporate travelers pick a city with a lot companies that require their employees to be in office, etc.

Thank you! I did not know that furnished finder had a stats page.
