I'd like to vent about Hubzu. I'll keep this short and sweet. Recently I was the top bidder and the reserve was met. I received my email stating that I should receive their contract within a week. I did a happy dance. My agent kept in contact with the sellers agent who said, "It's coming. It's coming." Then 2 weeks after I won the auction I received a new email that said, "Another bid has been accepted. We will keep your bid as a backup." How shady! At first the sellers agent was surprised and then she stopped responding to my agent. How frustrating. Lesson learned about dealing with Hubzu.

We have been checking Zillow for other units currently for rent in the same area. once I'm serious about a property our REA will send us a list of the settled rentals.

1 months rent is to big for me to give away in this rental market, potential tenants are everywhere.

I will probably stop by. As far as topics I would be interested in... Good/Bad experiences with property management companies? What cap rates are other investors aiming for in the LV these days? Where are others finding their rental properties?  How hard it is to find good tenants in the area? Any information on market trends that might be helpful. Anything really! I'm working on my 2nd flip in Bucks county right now. After this I plan to turn my attention to finding my first rental property.

I was a financial accountant... Someone who works on the profit & loss statement, balance sheet, budgeting, etc. for a corporation. Then I became a stay at home mom. Now my kids are all in school and I've some time on my hands. My husband still works full time at a good paying tech. job.

I have the exact same question, but in PA. I'm under contract for a property. I was the high bidder by $5,000. Now that I have had my contractors come through the house I think the deal is too lean for me with the hard money rates I will have to pay. I think it's still a good deal for a cash buyer. Is there any way I can make this work to my benefit as a wholesaler or do I have to just walk away? I hope the original poster doesn't mind me piggy backing!

I was browsing Auction.com last night and I realized that some of the active online auction homes are not listed on the MLS. Is this common? I was operating under the, apparently mistaken, assumption that if I followed the MLS closely I would see all of the homes for sale on the auction sites. Does anyone have any tips for sucessfully buying a home to flip through an online auction? How involved can and should my real estate agent be with the purchase? Is there any benefit to placing a bid before the auction begins? If the home is not listed on the MLS will my agent be able to show it? I'll certainly ask her some of these questions but I thought I would ask here as well for an unbiased opinion. Thanks!
