Hi, can anyone direct me to the process for how to handle a tenant that has not paid their lot rent?  We bought a mobile home park and several of the lots are lot rent only to R/Vs.  We have one that has not paid his rent this month.  I talked to him over the phone and also put a 10 day notice to pay on his door.  Well, he was supposed to get his stuff off the lot last week and has not.  He also has not paid either.  He has until tomorrow.  Has anyone had this happen? Does posting something on his door count as written notice?

@Niyi Adewole Can you send me a referral code so I can sign up?  I really love all the things Buildium has to offer.  I talked to all the tenants today about the changes with new ownership and most were asking about an online payment feature.  They have been paying cash at the previous owner's back door. Yikes. 

We just purchased a 15 unit multifamily property and are looking into a good property management software and tenant portal.  The current tenants are paying rent by walking to the previous landlord's backdoor and dropping off cash like they have been doing for the past 20 years.  We are wanting to get this place brought up to the current times and try to automate payments and accept them online.  Possibly adding Paynearme if we need to .  Can anyone tell me if they have used Buildium and how they like it?  I have researched several and this one seems to be the best bang for our buck for how many units we manage.  We also love the idea of having a tenant portal.  Can anyone share a Buildium referral with me and tell me their experience?
